UPLANDS Price Paid vs. HPI Average

The below graph shows the average detached house price in the East Suffolk local authority area over time, sourced from the HPI. The two UPLANDS sales from September 2006 and October 2007 have been plotted on the graph. A line has been extrapolated to show what the value of the property might have been over time, following each sale, had it maintained the same margin above or below the HPI (as a percentage). For example, the September 2006 sale was for 47% below the HPI. So the extrapolation line tracks at 47% below the HPI over time, until the October 2007 sale, where it rises to 42% below the HPI. The line then continues to track at 42% below the HPI.

What might UPLANDS be worth now?

UPLANDS might now be worth an estimated £243,577.

This is based on house price inflation of 57.1%, between October 2007 and February 2025, for detached houses, in the East Suffolk local authority area, as calculated by the Office for National Statistics and published in their UK House Price Index (HPI).

The 57.1% inflationary increase is applied to the most recent sale price for UPLANDS of £155,000 on 2nd October 2007. For the value to have increased from £155,000 to £243,577 over the eighteen years and eight months to February 2025, the following assumptions must hold true:

  • The value of UPLANDS has moved in line with the HPI for detached houses in the East Suffolk local authority area.
  • The October 2007 sale price of £155,000 represented a fair market value for the property.
  • The size, condition, and specification of UPLANDS has not materially changed since October 2007.
Disclaimer: Please note that this is a theoretical estimate based on assumptions which may or may not be correct. It should not be relied on for any purpose.
