ASNI Price Paid vs. HPI Average

The below graph shows the average detached house price in the Cornwall local authority area over time, sourced from the HPI. The two ASNI sales from July 1998 and February 2016 have been plotted on the graph. A line has been extrapolated to show what the value of the property might have been over time, following each sale, had it maintained the same margin above or below the HPI (as a percentage). For example, the July 1998 sale was for 25% below the HPI. So the extrapolation line tracks at 25% below the HPI over time, until the February 2016 sale, where it falls to 67% below the HPI. The line then continues to track at 67% below the HPI.

What might ASNI be worth now?

ASNI might now be worth an estimated £144,044.

This is based on house price inflation of 42.6%, between February 2016 and February 2025, for detached houses, in the Cornwall local authority area, as calculated by the Office for National Statistics and published in their UK House Price Index (HPI).

The 42.6% inflationary increase is applied to the most recent sale price for ASNI of £101,010 on 9th February 2016. For the value to have increased from £101,010 to £144,044 over the nine years to February 2025, the following assumptions must hold true:

  • The value of ASNI has moved in line with the HPI for detached houses in the Cornwall local authority area.
  • The February 2016 sale price of £101,010 represented a fair market value for the property.
  • The size, condition, and specification of ASNI has not materially changed since February 2016.
Disclaimer: Please note that this is a theoretical estimate based on assumptions which may or may not be correct. It should not be relied on for any purpose.
